Many guaranteed rent companies in London only rent to private rented council tenants. This is because the councils guarantee the rent. Although there is nothing wrong with this approach, we find that the tenants whose rent is paid by someone else, do not treat the properties with the same care as those who pay the rent from their own pocket.
Many letting agents in East London charge their fee upfront, for the full length of the tenancy. We believe that the fair approach is to deduct our fee each month from each rental payment.
Also, our fees only apply to the rent we collect. If your property is empty, we lose money too, which means we will do everything we can to ensure your property is always tenanted.
Most letting agents will charge you a fee to manage your property, however, any maintenance costs will be passed to you to cover in addition to that. Even worse, when the tenants leave, any costs for repair beyond those you can claim back from the deposit, will be down to the Landlord to cover.
